Did you know there’s a home loan designed just for physicians? If you’re a doctor or about to become one, this is wort h knowing, because it can change the timeline for when you’re able to buy.

Here’s the situation a lot of doctors find themselves in. You come out of school with two things at once: a high income and a lot of student loan debt. That combination can make it surprisingly hard to qualify for a traditional mortgage, especially if you haven’t even started your new job yet. On paper, the debt overshadows the income, and a conventional lender sees risk where you see opportunity.

A physician loan is built for exactly that gap. Also called an MD loan, this type of financing is designed for doctors who may have an offer letter in hand but haven’t officially started working, or who have just started and don’t yet have a long income history. Lenders who offer these loans understand the physician career path and build the program around it, rather than forcing your situation into a standard box.

You can often qualify on your employment contract alone. That’s the piece that surprises most people. Rather than waiting for months of pay stubs, these lenders will frequently let you qualify using only your signed contract. They’re also very flexible with student loan debt, and in many cases, they won’t count it against you the way a conventional lender would. In some situations, they even offer low- or no-down-payment options, which removes one of the biggest hurdles to approval when you’re just starting out.

It isn’t a perfect loan, and here’s the honest trade-off. The interest rates on physician loans are usually higher than what you’d get on a traditional mortgage. That’s the cost of the flexibility. But the loan isn’t really meant to be your forever financing. It’s designed to be a bridge, a way to get you into homeownership sooner rather than making you wait years to qualify the conventional way. For a lot of doctors, buying a few years earlier is worth more than shaving a fraction off the rate, and you always have the option to look at your options down the road.
