It’s the question I hear more than any other right now, and I understand why. Every time rates climb for a few weeks, the same hope surfaces: maybe this is the top, maybe if I just wait a little longer, they’ll turn around, and I can jump in at the bottom.

If that’s where your head is, you’re in good company. Nobody wants to lock in a rate and watch it slide the next week. So let me answer the question honestly, and then tell you why the answer matters less than you’d think.

Have rates peaked? Honestly, not yet. As of late September, the average 30-year fixed was hovering around 7%, near the top of its range for the year, after climbing for several weeks in a row. Could that turn out to be the top? Maybe. Or maybe it edges higher first. That uncertainty is exactly the point I want to gently make.

Nobody can call the peak until it’s already behind us. A peak only becomes obvious after it’s passed. For weeks now, every small rise has had someone declaring it the ceiling, and some of them were proven wrong within days.

If the economists who do this for a living can’t reliably call it, then none of us refreshing a rate site at the kitchen table can either. That’s not a knock on anyone. It’s simply the nature of a number that moves with the whole economy.

And here’s the part that’s easy to miss while you’re waiting: the buyers who end up hurt aren’t usually the ones who bought at a slightly higher rate. They’re the ones who waited a year or two for a perfect moment that never announced itself, while rents and home prices kept climbing around them. Waiting feels careful. More often, it’s quietly costly.

“A forecast tells you what might happen to everyone. Your numbers tell you what's actually possible for you.”

Your rate isn’t your whole payment, and it’s more workable than it looks. This is the part that takes some of the pressure off. The number you see in the headlines isn’t a number you’re chained to, and it isn’t even the full story of what you’d pay each month.

There are real, practical levers: a temporary or permanent rate buydown, seller credits that lower your costs, a shorter loan term, or simply the loan program that fits your situation best. And a rate isn’t permanent, either. If rates ease next year, refinancing is there. You’ve probably heard the phrase, marry the house and date the rate, and there’s truth in it.

When you stop staring at one figure in a headline and start looking at your actual monthly payment and everything that can move it, the whole thing feels a lot more manageable.

The buyers who come out ahead know their own numbers, not the forecast. So if you can’t time the peak, what can you actually do? You can get clear on your own numbers instead of the market’s.

The people who buy well aren’t the ones who guessed right on rates. They’re the ones who knew exactly what they could afford at today’s rate, what their payment would be, and what could bring it down, so that when the right home appeared, they were ready and calm instead of scrambling. That readiness is the whole advantage. Not a crystal ball, just a clear picture of where you stand before you need it.

A forecast tells you what might happen to everyone. Your numbers tell you what’s actually possible for you, and only one of those helps you buy a home.

So, has this year’s rate peak arrived? Maybe, maybe not, and the honest answer is that you don’t have to know to make a good decision. If you’ve been holding off because of everything you’re hearing, I understand completely, it’s a lot to sort through alone. Whenever you’re ready, I’d be glad to sit down and walk through your real numbers with you, what today’s rate means for you, what your payment would look like, and the options that can lower it.
